Head of Design ( Sr. Architect )

We are looking out for DGM ( Head of Design/ Sr. Architect ) for our Organisation based out at Chembur.

Role

• Coordination and Design OversightOversee coordination with Architects, Consultants, QS, Purchase, and Internal teams for the preparation, selection, and closure of all project packages from conception to construction (GFC/Detailed Drawing/Tender drawing).
  
• Ensure timely closure of design while maintaining architectural intent and efficiency.Ensure adherence to Pre-Construction SOP stages and timelines.
  
• Project Metrics and ComplianceAchieve efficiency metrics such as BUA/classroom for schools or Area/Cost per Saleable Area for residential projects.
  
• Ensure designs align with the approved handbook and meet all safety and regulatory requirements.
  
• Adhere to financial metrics as defined in the project brief.
  
• Budget and Cash FlowAssist in the timely preparation of the project budget and cash flow.Provide inputs for schedule and cash flow tracking, with monthly updates.
  
• Sustainable and Energy-Efficient DesignDevelop sustainable and energy-efficient buildings meeting IGBC/LEED ratings.Inter-Departmental Coordination
  
• Coordinate with Operations and other departments as per project needs to ensure efficient communication and delivery.Process Improvement and InnovationIdentify and implement good engineering practices to improve project quality and delivery.
  
• Communicate and promote innovative ideas for process improvement.Stakeholder and Vendor ManagementBuild and maintain strong relationships with associates, consultants, and vendors for long-term partnerships.
  
• Project ManagementOversee the design process from concept to GFC, ensuring alignment with management's vision.Create and manage key project management documents in adherence to SOP.
  
• Track and monitor project schedules, ensuring timelines are met from pre-construction to handover to the execution team.Conduct weekly team meetings for updates and way forward discussions.
  
• Design and Budget ReviewReview all designs, providing timely feedback for improvements.Provide value engineering solutions to enhance design and cost efficiency.
  
• Monitor budget tracking, ensuring financial adherence and timely payments.
  
• Compliance and Documentation
  
• Ensure there are no statutory violations and maintain documentation control, especially for procurement items and design.Ensure full use of BIM for delivering high-quality and timely drawings.
  

Requirements

10+ Years of Experience in the same domain

Real Estate Experience Mandatory
